Use the effective rate for a purchase price. Towns assess homes at different shares of market value, so the general rate only works with the town’s assessed value. The effective rate is already adjusted to market value: price × effective rate ≈ a year of property tax. Your actual bill depends on the assessment of the specific home.

    / Key terms

    What the numbers mean.

    Median sale price

The middle price of the homes that actually sold in the period: half sold for more, half for less. It follows the mix of homes that sold, so in a small town a few sales can move it a lot. That is why we flag towns with fewer than 10 sales.

    Days on market

The median number of days a home was listed before it went under contract, for homes that went under contract in the period. Fewer days means a faster market, where buyers need to be ready to act.

    Homes for sale

How many homes were for sale on the last day of the period. More than a year ago usually means more choice and more room to negotiate. Fewer usually means more competition.

    Effective vs. general tax rate

The general rate applies to a home’s assessed value, which is often far from its market value. The effective rate is adjusted to market value, so it is the one to multiply by a purchase price.

    Methodology

Every market figure is Redfin’s, for homes that sold (all home types), exactly as Redfin publishes it. Towns use the Redfin Data Center series for the municipality itself, three months combined (each figure shows its period), so small towns have enough sales to mean something. Counties use the latest single month. Change vs. last year is Redfin’s own figure. Charts show 24 months of median sale prices.

Redfin publishes some townships only on their own Redfin page, as a recent snapshot: those towns are labeled with the date we read the page, prices are rounded as Redfin shows them and days on market is an average. Where Redfin publishes no figure for a town, the page says “Not published”. We never estimate, borrow a neighbor’s numbers or use ZIP code figures for a town.

Effective tax rates, general tax rates, average assessments and average residential tax bills are published by the NJ Division of Taxation for each municipality. Payment estimates use the 30-year fixed rate from Freddie Mac’s Primary Mortgage Market Survey.

Every module shows when its data is from. Market data is marked out of date 60 days after its month ends, the 24-month history after 60 days, mortgage rates 10 days after their survey date, and tax data after April 30 two years after its tax year, when the next year's figures are overdue. Estimates are for planning only, not legal, tax or lending advice.
