Local guide / Investing in North Jersey

What is different here.

What changes the numbers on a North Jersey rental. Plain English, with sources.

01

Lead-safe certification for older rentals

Rentals built before 1978 need a lead-safe inspection every 3 years or at tenant turnover, whichever comes first. Certificates are valid for 2 years, and fines can reach $1,000 a week.

02

Effective tax rates vary by town

Taxes are often a rental's biggest expense. Among the nearby towns we track, 2025 effective rates run from 1.07% in Hoboken to 2.53% in Hackensack. The analyzer fills in the rate when you pick a town; check the actual bill too.

03

Check the legal unit count

A listing's unit count is not always the legal one. Confirm the certificate of occupancy with the municipal construction office before you count on the rent from every unit.

Confirm with your attorney.

04

Waterfront condos: read the rental rules

Many Hudson waterfront buildings set minimum lease terms, approval steps or rental caps, and the monthly fee comes straight off your cash flow. Get the rules and the budget before you run the numbers.

Ask the association for its current rules.

Questions / Answers

Questions, answered.

What is a good cap rate or cash-on-cash return?

There is no single right number. It depends on your goals, your financing and how much risk and work you accept. The analyzer lets you set your own minimums and marks each result as pass, watch or below target.

Can I buy a two- to four-family with a low down payment?

If you will live in one of the units, owner-occupant loans can allow smaller down payments than investment loans. FHA loans, for example, cover 1 to 4 unit homes with as little as 3.5% down. Rules and limits vary, so ask a lender.

How does a 1031 exchange work?

When you sell an investment property, you may defer tax on the gain by buying like-kind real property. You must identify replacements in writing within 45 days and finish within 180 days (or by your tax return due date, if earlier), using a qualified intermediary. Confirm with your CPA.

What expenses do new investors forget?

Vacancy, repairs and capital reserves, property management, owner-paid utilities, HOA fees, insurance, and a higher property tax bill after a sale or reassessment. The analyzer includes each one as an editable assumption.

Do you estimate the rent for me?

No. Rent is your input, and we never assume a market rent without a source. Ask Shpresa for rent comparables on a specific property, or use HUD Fair Market Rents as a rough floor. For fiscal 2027, HUD's figures for Bergen and Passaic counties are $2,282 for two bedrooms and $2,771 for three; the rental deal analyzer starts from those as an example.
